This paper will address the distribution of the number of LEED certified buildings in comparing the commercial, civic, and residential buildings in the greater Madison area with a focus on gaining an understanding of the motivation behind owners? and developers? decisions to become LEED certified. From this analysis, it can be determined if there are certain reasons or events that may have caused favoritism in certification and the possible capital flow influences and incentives of these different building types. The conclusion of this research will help gain an understanding of what forces are driving these current development practices, and potentially what will need to be done in the future to secure a better world for all of us.
